Cromwell is providing Facility Management services for the Junior League of Little Rock and their primary facility in Downtown Little Rock.  Junior League owns and operates the former Womens City Club Building which was designed by Cromwell in the early 1900's.  The building contains a ballroom, catering and meeting space, and offices for the Junior League organization.  Cromwell monitors HVAC performance and provides facility management dashboard through Maximo.

The East Village is booming with new life. Rebel Kettle just celebrated their one year anniversay, Lost Forty has added new fermentation tanks to meet the demand for their wide range of beer, the new eStem K-8 School will begin construction soon, and Entegrity Energy Partners has moved in. Cromwell is honored to be a part of this revitalization of this area of Little Rock. Construction at The Paint Factory is well underway and the building has achieved a place on the National Historic Register. Previously home to Stebbins and Roberts Paint Company and Sterling Paint, the property was the headquarters of both organizations where raw materials were mixed, canned, labeled, packaged, and shipped across the US for sale. The mixing factory has long since been torn down and what remains is the office and warehouse/distribution building. The Paint Factory will be a mixed use development that will be home to Cromwell's new headquarters as well as retail space, loft apartments, and a restaurant. The project is part of a larger revitalization of a downtown neighborhood that has been long neglected.

After providing a limited Facility Condition Assessment on the building, Cromwell is providing executive level and full time on-site facility management services for Christ Lutheran Church and School in Little Rock. The facility is over 70,000 SF and 8 acres including outdoor recreation and activity fields. Cromwell also developed a physical asset database and preventative maintenance plan for all critical equipment in the complex.

Cromwell was tasked with developing a long-range master plan for Arkansas State University Newport. ASUN is a 2-yr college with three campuses — Newport, Jonesboro, and Marked Tree. The work begain with a detailed property condition assessment of all buildings on each of the campuses. Long-term growth projections were developed alongside an academic master plan. Cromwell also developed an asset database and preventative maintenance program for all campuses in the ASUN network.

Cromwell worked with Allied Reliability to properly manage maintenance activities and processes, and support a reliable facility infrastructure at test site Brooke Army Medical Center, Fort Sam Houston, Texas. Objectives to improve maintenance performance to targets included:

  • Initial Site Survey. The objective was to gather all pertinent data and to meet with command and maintenance staff to explain the scope and process of the task order.
  • Analysis of asset criticality and failure modes (AC&FM). The objective of the analysis of AC&FM was to arrive at a hierarchical ranking of real property components by impact of failure to clinical operations.
  • Baseline measurement of selected real property components. The objective of baseline measurement was to establish scientific/reliability based measurement of critical real property components using condition based monitoring techniques.
  • Development of enhanced maintenance plans (EMP) & training. The objective of EMPs is to establish a detailed plan to improve the efficiency and effectiveness of maintenance operations by established targets.
  • Development of maintenance contract or in-sourced maintenance staff statement of work. The objective was to develop a revised maintenance contract maintenance contract or in-sourced maintenance staff statement of work that results in improved maintenance contract performance in accordance with established targets developed In the EMP.
